The Brief
Our clients were responsible for selling a family estate in Lane Cove and wanted experienced, independent advice throughout the process.
Selling in softer market conditions presented additional challenges, with buyer confidence subdued and auction competition becoming increasingly selective. The priority was to position the property correctly, minimise risk and maximise the final sale outcome.
Our Approach
We acted as the vendor’s independent adviser from the outset, managing every stage of the campaign on the family’s behalf.
This included selecting the selling agent, reviewing the marketing strategy, advising on presentation and pricing, and helping the family establish a realistic reserve price based on current market evidence rather than emotion or expectation. As interest developed, we worked closely with the agent to assess buyer feedback and refine the strategy, ensuring the property remained well positioned leading into auction day.
With only one registered bidder at auction, preparation became critical. We helped navigate negotiations before and during the auction, ensuring the vendor remained informed, confident and focused on achieving the strongest possible result.
The Property
- Family home positioned in a sought-after Lane Cove location
- Held in one family since the 1960s by only its second owners
- Strong appeal to families looking to secure a home in a tightly held suburb
The Result
- Successful auction outcome despite challenging market conditions and a single registered bidder
- Vendor supported throughout the entire process, providing confidence and clarity during a significant family milestone
