The Brief
Our Vendor Advisory client was looking to sell their investment apartment in Sydney’s CBD – a market that can be challenging even under favourable conditions.
They engaged us to guide the sale, select and manage the selling agent, and ensure the campaign remained responsive to buyer feedback and changing market conditions.
Our Approach
Working closely with our selected agent, we oversaw the campaign and recommended minor improvements to enhance the apartment’s presentation.
Rather than allowing the campaign to become stagnant, we regularly reviewed its performance and adjusted the strategy when required. This included testing the property with and without an advertised price and updating the online photography to renew buyer interest.
The Property
The apartment is positioned moments from Sydney Harbour, with excellent access to public transport and offers resort-style amenities.
While these features offered strong buyer appeal, the volume of comparable apartments within the CBD meant the property required a carefully managed and adaptable campaign.
The Result
After two months on the market, negotiations commenced with a self-managed superannuation fund buyer who needed to exchange contracts before the government’s 10 August deadline.
We worked with the selling agent to manage the negotiation and maintain momentum, successfully securing an exchange and sale price of $680,000.
Our vendors were pleased to achieve a successful result in difficult market conditions.
Our Perspective
A successful sales campaign should never be treated as a set-and-forget process, particularly in a complex market such as the Sydney CBD.
Regularly reviewing buyer feedback, presentation, pricing and digital marketing allows the strategy to evolve throughout the campaign. In this instance, proactive adjustments and close collaboration with the selling agent helped create the conditions for a successful sale.
