In this month’s blog post, I wanted to talk about the potential reasons why a vendor would choose to list their property off-market and why as a buyer's agent we get access to these listings. The main reasons an owner would sell off-market include: Uncertainty: Uncertain owners can test the market before committing to a full marketing campaign, giving buyers and agents superior access Inconvenience: A six-week campaign with twelve open for inspections can be a disruption some people would prefer to avoid Privacy: Particularly private owners often like to start with hand-picked potential buyers rather than opening their homes to the general public Costs: Selling off-market gives owners the opportunity to bypass marketing costs, such as photography, floor plans, copywriting and listings on major real estate websites Tenants: If a property is tenanted, it can be harder to keep it looking presentable and get access to open homes. In many of the scenarios listed above the owners want quality buyers to inspect their property in that off-market environment. As reputable buyer's agents, we represent the most qualified buyers in the marketplace because they have engaged someone else on their behalf to search for them. This in turn leads to the superior access that we are given over other regular buyers and we continue to leverage extensive relationships to hear about this uncovered market. Our buyers' agents purchase 70% of properties off-market for clients. In many situations, this was a property that we were given exclusive access to by the agent or vendor and we purchased the property completely uncontested from any other buyer. Getting this type of access to an uncovered market when spending millions of dollars is vital. You can see the entire landscape of properties that are available to make the right decision on your home purchase, which is why it is essential to engage in our reliable buyers agent services. If you’re struggling to find the right property and want access to properties that are off/pre-market, feel free to reach out we would love to help.
