Buying Tips

Buying a home or an investment property is a huge financial decision, having the right team around you can help to avoid the common pitfalls and allow you to be successful.

I have put together a short list below with my main buying tips that will assist you in the process:

Be Flexible

Try to keep the search parameters to more than a handful of suburbs, yes you will spend more time on your brief, but stock levels are low so having your options open is a smart way to do it. Choose an area or locality that you like and highlight several suburbs it will save you a lot of time and heartache.

Do Your Research

Get to know the market by looking at recent sales. There is so much information available these days that will empower you when making decisions and no one wants to pay too much for a property. By educating yourself you will use your time more effectively. Be realistic and don’t try to only buy a bargain, very rarely are they the right property for you.

Finding the Perfect Compromise

Whether it's a home or an investment, buy a property that feels right and fits the brief. Buying a property is about finding the perfect compromise. Financial stress is one of the biggest factors in relationship breakdowns; another reason why overextending yourself financially isn't worth it.

Using a trusted conveyancer or solicitor

It’s vital to hire a local legal advisor that’s readily available, does a lot of property conveyancing and is someone you like. Choosing an old school family lawyer will cause unnecessary stress and potentially limited advice. At Grantham Buyers Agents, we have trusted conveyancers and solicitors in the area that we would be happy to recommend.

Get Finance Approved!

Before looking for weeks and spending significant time on your search make sure your finances are in order. A good mortgage broker will help you source the best home loan, and understand your situation so that you can maximise your borrowing capacity. At Grantham Buyers Agents, we have a trusted mortgage broker we can recommend who is a past client too.

Multiple building and renovation quotes

Before purchasing a property get an indicative quote from a builder on your costs. Building costs can be higher than you think and projects rarely run to their original budget.

Don't rush into a Purchase

There is always another property around the corner don’t just buy something for the sake of it. Be patient; if you are realistic the right property will come up.

Buyers Agent

Consult a reliable buyers agent, they can assist with negotiating, auction bidding, valuation expertise or handle the entire search for you.

In this month’s blog post, I wanted to talk about the potential reasons why a vendor would choose to list their property off-market and why as a buyer's agent we get access to these listings. The main reasons an owner would sell off-market include: Uncertainty: Uncertain owners can test the market before committing to a full marketing campaign, giving buyers and agents superior access Inconvenience: A six-week campaign with twelve open for inspections can be a disruption some people would prefer to avoid Privacy: Particularly private owners often like to start with hand-picked potential buyers rather than opening their homes to the general public Costs: Selling off-market gives owners the opportunity to bypass marketing costs, such as photography, floor plans, copywriting and listings on major real estate websites Tenants: If a property is tenanted, it can be harder to keep it looking presentable and get access to open homes. In many of the scenarios listed above the owners want quality buyers to inspect their property in that off-market environment. As reputable buyer's agents, we represent the most qualified buyers in the marketplace because they have engaged someone else on their behalf to search for them. This in turn leads to the superior access that we are given over other regular buyers and we continue to leverage extensive relationships to hear about this uncovered market. Our buyers' agents purchase 70% of properties off-market for clients. In many situations, this was a property that we were given exclusive access to by the agent or vendor and we purchased the property completely uncontested from any other buyer. Getting this type of access to an uncovered market when spending millions of dollars is vital. You can see the entire landscape of properties that are available to make the right decision on your home purchase, which is why it is essential to engage in our reliable buyers agent services. If you’re struggling to find the right property and want access to properties that are off/pre-market, feel free to reach out we would love to help.
