Situation
Family living in Upper North Shore wanting to move into the Eastern Suburbs. Their brief was for gun barrel harbour bridge views, block size around 500sqm and wanted upside to renovate/extend or knockdown and rebuild. They also needed to purchase with six month settlement to allow time to move without disrupting schooling.

My clients wanted to buy the property prior to the auction, but after discussions with the agents, it was clear the owner's expectations were too high. We attended the auction and didn’t bid on the property, it was then passed in and the property was moved from auction to for sale.
As we continued our search I monitored the campaign for further updates, continually staying in touch with the agents selling it.
3 weeks after the auction there was a unique window to purchase the property, we acted swiftly and secured the property the same day we put in an unconditional offer. All in all, we secured the property for $400,000 less than my clients wanted to offer prior to the auction.
