Dover Heights

Situation

Family living in Upper North Shore wanting to move into the Eastern Suburbs. Their brief was for gun barrel harbour bridge views, block size around 500sqm and wanted upside to renovate/extend or knockdown and rebuild. They also needed to purchase with six month settlement to allow time to move without disrupting schooling. 


Need

Access to off/pre-market properties, saving time by inspecting each property before bringing the client along, acting as a buffer between them and the real estate agent supporting their best interests.


Challenge

Difficult brief with limited opportunities in Dover Heights & Vaucluse with extensive competition. Time poor family, buying a property with upside that wasn't overpriced.


Outcome

My clients wanted to buy the property prior to the auction, but after discussions we decided that the owner's expectations were too high. We attended the auction but didn't bid on the property, it was then passed in at auction and the property was moved from auction to for sale.


As we continued our search I monitored the campaign for further updates, continually staying in touch with the sales agent.


3 weeks after the auction their was a unique window to purchase the property, we acted swiftly and secured the property the same day we put in an unconditional offer. 


The final result was we secured the property for $400,000 less than my client's were willing to offer pre-auction.

Expat Professional looking for an investment apartment on Lower North Shore, the goal was a mixture of growth and high yield which meant that location was vital.
