Need 

Downsizer who had sold his house last year, was renting in the meantime and was looking for a 2-3 bedroom apartment in the Lower North Shore that has water views, good connectivity and is renovated. After a patient search, we found a 102 sqm apartment with sweeping Balmoral views that ticked a lot of boxes.


Situation

Access to off/pre-market properties, saving the client time by inspecting each property first before bringing the client along, acting as a buffer between them and the real estate agent supporting their best interests and setting a clear negotiation strategy to execute the purchase.

  • Difficult brief, he had a healthy budget but was torn between Northern Beaches or Lower North Shore
  • The downsizer market is incredibly competitive due to the little stock available
  • Time-poor with work and other commitments

 

Outcome

I inspected the apartment on the first Saturday it was listed and suggested the client go and look at it. We promptly arranged a private inspection on Monday and the client immediately knew it was right for them. We then tailored a negotiation strategy based on the significant interest in the property and using a deadline. The result was we secured it before the second Saturday open home, much to the frustration of other interested buyers who missed out.
