Situation
Young family, upsizing from the Inner West, in search of more space. The three boys needed good access to a train station to get to and from school, a sizeable yard and a large internal footprint. They wanted to buy before they sold so we needed to negotiate either a leaseback option or lengthy settlement to facilitate their sale. They were interested in the Upper North Shore but the main suburbs were Normanhurst, Beecroft, Wahroonga, Thornleigh, Pennant Hills.

Outcome
After an 8 week search, we found a property that was set on over 900sqm, had 5 bedrooms and was within walking distance of local shops/train stations. We put in place a negotiation strategy to buy the property prior to auction, the vendors however were keen to go to auction. Since we submitted a formal offer the agent legally had to update the guide. On auction day, I asked my clients for an odd number as a reserve price. Most bidders have a round psychological number as a budget and in this instance, the extra $3,000 was what secured us the property.
